Project Notes: The Rothart Building project is a seismic upgrade and tenant improvement for an un-reinforced hollow clay masonry building of 1920’s vintage construction in Portland, Oregon.  Metal stud walls are employed to support gravity loads and out –of-plane wall forces. In-plane lateral forces are resisted by steel moment frames, steel concentric braced frames and a re-inforced concrete masonry elevator shaft. Foundations for the elevator shaft and lateral force resisting elements employ helical piles. Tenant improvements include a complete interior remodel, new stairs, addition of an elevator, and a large skylight at the roof level.
